Villa Moana and Villa Manatis share one gated ancient olive grove in Vrbnik. Not a resort. Not apartments. Two architecturally complete homes — each with its own pool, sauna, kitchen, and full privacy. Almost nowhere on the Adriatic can two families, a large group, or three generations share a private estate at this level. One inquiry books both.

Very beautiful, modern villa with a wonderful pool area and a wonderful view of the sea and town (even from the bed). We really enjoyed the luxury in a quiet location, close to great bays and towns.

As soon as you approach the villa, you are greeted with a breathtaking view of the sea and the old town of Vrbnik.
Not a schedule — a memory in advance. The estate gives you everything to fill a week without any effort. Here is how one tends to go.
You arrive. The villas are open, the pools are ready, the wine is cold. The first swim is always the one people talk about for months. Nothing is required of you this evening.
Dinner on your terrace. The first bottle of Žlahtina. Vrbnik old town glowing on the hill in front of you. The group settles in.
Morning walk to Vrbnik old town. It is 8 minutes on foot from both villas. The old town sits on a cliff 48 metres above the sea. There is a café in the square that has been there longer than anyone can remember.
Winery visit at Katunar cellar. The family has been making Žlahtina here for three generations. You taste in the stone cellar, with the winemaker. You bring bottles back for the rest of the week.
Boat charter — all 14 of you, on the water. The captain knows every cove in the Kvarner Bay. You anchor somewhere no road reaches. The water is 25°C. Snorkelling gear is on board.
Private chef dinner — all 14 together. A long table on the Manatis terrace. Fresh fish from the morning market. Truffles from the mainland. The chef brings everything and leaves nothing behind except the memory.
Vespa morning on the coastal road. Villa Moana includes a scooter and three route maps — the coastal south, the Vrbnik loop, the northern crossing. Half the group takes the Vespa; the other half takes the pools.
Sand court session, then the sauna and pool house. The sand court is good for volleyball, bocce, and long evenings that start competitive and end convivial.
Beach day at Oprna Bay. 25 minutes from the villas. A sheltered pine cove, turquoise water, a small bar. The kind of beach that makes you wonder why you ever went anywhere else.
Sunset in the whirlpool. Villa Moana's whirlpool looks directly at Vrbnik old town. At sunset in July, the town turns the colour of old gold and reflects on the water below it. Some guests spend three evenings in a row here.
A free morning. The pools, the gym, the olive grove, the books you brought and haven't opened yet. Villa Moana in the morning, with the trees and the silence, is something you only understand once you've been in it.
Dinner in Baška village. 40 minutes south. Baška has one of the longest sandy beaches in Croatia and a charming old town with restaurants along the waterfront. Good for a group that wants a proper evening out.
Last morning. Slow breakfast. The last swim is always longer than you intended. Everyone is quiet in the way people are quiet when they don't want a thing to end.
Departure. We are there when you arrive and there when you leave. The villas are the same as when you found them — except they are not, because now they belong to your story.

Yes. Each villa has its own entrance, outdoor space, and full kitchen. We coordinate access for both arrivals. Check-in from 17:00, check-out by 10:00 — for both villas simultaneously.
The standard nightly rate for each villa starts from €570/night. Booked separately that's €1,140/night. The estate rate starts from €1,083/night — a saving of €57 every night you stay. The discount applies from the first night, with no minimum stay beyond what each villa normally requires.
Yes, and we host them regularly. The estate accommodates up to 14 guests across two complete homes, with two outdoor kitchens, two terraces, and shared access to the sand court and olive grove. We can arrange a private chef, flowers, and any logistical support. Write to us early — summer dates fill well in advance.

Benjamin and his family built Marim personally — the geometry of the architecture, the choice of stone, the placement of every window to frame the sea view precisely. The furniture came from their workshop in Austria. When you write to us about the estate, you reach the family directly. When something matters, we are there.
