How to Book a Luxury Villa in Croatia: What to Ask Before You Pay

Croatia has thousands of villa rentals. Most are perfectly fine apartments with a pool. A small number are genuinely luxurious private homes with owners who actually care what happens during your week. Here's how to tell the difference before you pay.

The Questions to Ask Before Booking

These are the six questions we recommend you ask any villa owner before paying a deposit. The answers reveal more than the listing ever will.

  1. Is the pool heated? Most are not — fine in August, cold in May and September. If you are travelling outside peak summer, this is essential information.
  2. What is the minimum stay? Seven nights in peak season is standard; shorter stays are usually only available in the shoulder season. Understand what flexibility you have.
  3. Who do you contact if something goes wrong? An owner's name and phone number, or a property management company? There is a significant difference in what happens at 11pm on a Saturday when the air conditioning fails.
  4. What is the cancellation policy? Flexible cancellation is rare in peak season. Understand exactly what you are signing — what percentage of the deposit is refundable and at what notice period.
  5. Are the photos accurate and recent? Request photos of the property taken in the last 12 months if you are uncertain. Listings sometimes use professional photos from the year the villa opened that do not reflect the current condition.
  6. What is included in the price? Pool heating, welcome basket, linens, towels, mid-stay clean, final clean, parking — these all vary. Some villas charge separately for each. Understand the total cost before comparing prices.

Our Booking Process

  1. Inquiry via the website: select your dates, villa, and guest count. Or WhatsApp us directly at +43 680 5583751.
  2. Benjamin responds within 2 hours — usually faster. If you inquire on a Sunday morning, you will hear from us before lunch.
  3. We confirm availability and answer your questions personally — not a template response. If you have specific questions about the island, the villa configuration, or whether it suits your group, we answer them.
  4. Booking confirmation via Lodgify — our booking platform — with a secure payment link. Payments are processed by Stripe, protected by standard bank-level encryption.
  5. 4 weeks before arrival: pre-arrival checklist covering arrival time, any special requirements, dietary preferences for the welcome basket, and anything we should know about your group.
  6. Arrival: we meet you at the villa personally. We show you the villa, brief you on the Vespa (at Villa Moana), give you the route maps, and tell you what we would do in your position.

What's Included at Our Villas

Private pool, welcome basket with local products (Žlahtina wine, Krk olive oil, local cheese), linens and towels, fully equipped kitchen, parking, Wi-Fi throughout, air conditioning throughout, outdoor kitchen. Villa Moana also includes a Vespa scooter with helmets for two. All three villas: 24/7 owner contact by WhatsApp.

The Croatian tourist tax (€2 per person per night) is charged separately on arrival — this is a government levy paid directly to the local authority and is not added to our price. No resort fee, no hidden cleaning fee added at checkout. Beyond the tourist tax, the price you see is the price you pay.

When to Book

July and August: Book by March–April of the same year. Our three villas together accommodate a maximum of 22 guests — we do not hold large inventory, and peak season books out by spring.

May, June, September: Four to eight weeks ahead is usually sufficient. These months are our most recommended for experienced travellers who have flexibility.

Off-season (April, October): Available on shorter notice. Contact us directly to discuss.

We hold reservations for 72 hours while you decide — no deposit required during that window. If you are comparing options, ask us to hold your dates and take the time you need.
